Guest Housing was established in 1996 to provide comfortable, private housing for visitors to the Tri-Cities
region for the NASCAR race events. Guest Housing is licensed with the Tennessee Real Estate Commission as a
Vacation Lodging Service and a member of the Bristol Chamber of Commerce.
FREQUENTLY ASKED QUESTIONS
Why should I list my home with Guest Housing?
Homeowners set their own rental rate and keep 70 percent.
Guest Housing will actively market its data base of homes via worldwide web, publications, letters,
outside agencies, and inbound telephone inquires.
Guest Housing rents an entire home, private lower level or apartment, single bedrooms or a suite
within a home.
Homeowners have the choice of vacating or remaining in their home.
Guest Housing will provide a "help line" for our homeowners and the tenants during the rental period.
This will give you peace of mind and our guests a helping hand if they need assistance.
RATES/FEES
How much can I rent my home for?
The rental rate is entirely up to you. Guest Housing does have a suggested rate range which is based
on the size of your home, its location, the number of bedrooms and available amenities. Of course, what the
market will bear is our final guideline. Minimum stay is 2 nights, in respect to the Bristol Motor Speedway's
personal request that we not require more than a 2-night minimum stay.
Listing?
The homeowner pays a one-time listing fee of $45.00 which is due at the time you list your home.
Why does Guest Housing require a listing fee at the time I list my home?
Within 24 hours of listing your home, it will be entered into a computer data base so it is available to be
offered to our clients.
When do I receive my rental money?
Guest Housing will issue a check within five (5) days from the time the renter vacates your home.
What are my tax liabilities?
The federal government allows the homeowner to rent their home 14 days per year income tax-free.
SECURITY
What if my home is damaged or I have loss of property?
Most homeowner's insurance will cover these. We require your verifying this with your insurance carrier before
Guest Housing will list your home.
The renter will also remit a security deposit which is non-refundable for proven loss or damage. The amount of
the deposit is equal to the rent of one night's stay. Guest Housing places the security deposit in an escrow
account. Unless there is damage, the security deposit is refunded to the renter within 30 days of their
departure.
Who will have keys to my home?
One key will be kept in our office as a back-up and two will be used for the renting party.
What should I do with my valuables?
We suggest that you put all valuables in a locked closet or remove them from your home. This way you will have
more peace of mind.
What if the renter makes long distance calls?
Although the majority of guests bring cell phones, it is stipulated on the rental contract that the tenant shall
be permitted to make only credit card, collect and pre-paid long distance calls. The security deposit would
cover any misuse; yet not one guest has misused the telephone.
CANCELLATIONS
What happens if the renter cancels the contract?
If the tenant cancels the contract within sixty (60) days of arrival date, the tenant forfeits all monies paid
(except the security deposit) as liquidated damages unless another tenant is secured. Seventy percent of the
liquidated damages will be paid to the homeowner.
What if my home has been rented and I have to cancel the contract?
If you cancel after a rental contract has been executed, the tenant will receive a full refund of all monies
paid by the tenant and you will be responsible for compensating Guest Housing 30% of the rental contract
amount as well as the costs incurred to relocate the tenant.
HOUSEKEEPING
Who pays for housekeeping?
The homeowner is responsible for cleaning before and after the renters as well as having the beds made up.
The renters are responsible for washing used kitchen dishes, utensils and cookware.
What do I need to supply for the renter?
You will need to have the beds made up, supply 2 sets of towels per person, paper products, soap for the
bathroom sink and shower, and coffee.
GENERAL QUESTIONS
Do you guarantee that my home will be rented?
As with any property listing, there are no guarantees. However, the earlier your home is listed, the greater
your chances of being rented and the more marketing exposure Guest Housing can give you.
Can I choose the guests that rent my home?
Yes, you can, as long as you are in compliance with all fair housing laws.
Can I specify no smoking, no pets?
Guest Housing already stipulates this directly on the rental contract.
Can I specify no alcohol?
Yes, although Guest Housing prefers you allow social drinking. It is awkward for a corporation to ask their
guests not to have a glass of wine with dinner or sit on the deck with a beverage. Even for other guests,
they are paying a fair rate and will respect your home as they do their own. Guest Housing is straight forward
with our guests about drinking.
Can I specify the dates for when I want to rent my home?
Absolutely. You can specify this in your listing agreement.
Can I rent just a portion of my home?
Yes. In fact, we receive many requests for single bedrooms or a suite within a home. In this instance, the
homeowner does not vacate the home. The bedroom doors must be lockable from the inside. Kitchen privileges
and access to a television (in the living area or in the guest's bedroom) are to be provided.
